Registration deadline
Each bidder will require approval to place bids in this auction. Bidders unknown to us will require telephone confirmation before approval to bid is granted. It is in the bidders' best interests to register early to apply for approval to bid in this auction well before the day of the auction so that we have time to review and approve all interested bidders.

Cooperating brokers
Great Western is offering broker participation for a broker representing the winning bidder, provided both broker and bidder are registered 24 hours prior to the scheduled close of bidding. Bidding
Bidding shall be per acre and for the purposes of bidding the tract shall be calculated at 400 acres, even though the exact acres might be slightly more or fewer. Auctioneer reserves the right to set bidding increments and may alter them accordingly during the auction to best facilitate a competitive event.

Extension time
Any bid placed within five minutes of the closing of bidding will extend the bidding. Bidding will then conclude only once five minutes have elapsed without a bid being received.

Buyer's premium
A 3% buyers premium will be assessed on the winning bid to establish the sales price for the property. For example, if the winning bid is $1000 per acre, the contract price will be $1030 per acre.

Possession

Possession will be at closing, subject to tenants rights. There is a written lease with the long-time tenants that runs until April 1, 2024, on the pasture.

Terms
10% down as earnest money will be due at the conclusion of the auction. The balance is due at closing on February 29, 2024, with Slamal and Swayden, Inc.

The property is selling in “as is” condition and is accepted by the buyer without any expressed or implied warranties. It is the buyer's responsibility to have any and all inspections completed prior to bidding. The buyer and seller shall split equally in the cost of title insurance and the closing fee. Bidding is not contingent upon financing. Financing, if necessary, needs to be arranged and approved prior to the auction. Statements posted up to the day of the auction on this website take precedence over all printed advertising and previously made oral statements. Great Western Auction and Realty, LLC is an agent of the seller. The sale of this property is not contingent on or subject to inspections, financing, surveys or appraisals. The property is being sold for cash.
