The NW1/4 less highway right-of-way, and all that part of the S1/2 of Section 24-32-10 West of the 6th P.M., Barber County, Kansas, lying north of the railroad right-of-way.

 

Directions
From Sharon, Kansas, go approximately 4 miles east on US Highway 160 to Catalpa Road. Or, from Attica, Kansas, go approximately 8 miles west on US Highway 160 to Catalpa Road. The property sits on the SE corner of 160 and Catalpa. Watch for signs.

Description
Tract 1, commonly known as “The Moses,” is in an area of eastern Barber County that is known for its subirrigation, artesian wells, and springs. This tract consists of 52+/- acres of pasture that has been planted to Jose tall wheatgrass. The pasture has fences on all sides, with a majority being a recently replaced 5-wire fence. There is a good spring-fed pit pond in the south end of the pasture that has been stocked with fish in the past, as well as other areas that could be developed into additional ponds. The highway frontage and available electricity would make this property an excellent candidate for a homesite. The balance of this tract is 225+/- acres of productive farmland and a waterway. This farmland consists predominantly of Port Silt Loam and Canadian Fine Sandy Loam, two of Barber County’s better-producing soil types. There are three separate oil/gas wells on the property. Combined, the wells have produced 179 barrels of oil and 4,757 million cubic feet of gas year-to-date. Mineral rights pass with the surface to the buyer.

Rent
The entire rent for the farm ground in the amount of $8,800 shall be credited to the buyer at closing. 

Possession
Possession of pasture shall occur at closing. Possession of farm ground at closing, subject to tenant’s rights.

Registration deadline

Bidding
Bidding shall be per acre and for the purposes of bidding the acres shall be calculated as 277 for tract 1 and 160 for tract 2, even though the exact acres might be slightly more or fewer. Auctioneer reserves the right to set bidding increments and may alter them accordingly during the auction to best facilitate a competitive event.

Extension time
Any bid placed on either tract within five minutes of the closing of bidding will extend the bidding for both tracts. Bidding will then conclude only once five minutes have elapsed without a bid being received on either tract.

 

Buyer's premium
No buyer's premium will be assessed on this auction.

 

Possession

Terms
10% down as earnest money will be due at the conclusion of the auction. The balance is due at closing on November 5, 2024, with Slamal and Swayden in Medicine Lodge, Kansas.

It is the buyer's responsibility to have any and all inspections completed prior to bidding. The buyer and seller shall split equally in the cost of title insurance and the closing fee.
