From Medicine Lodge, go approximately 18 miles west on Highway 160 to Aetna Road. Then go south on Aetna Road 1.5 miles to the property.

Description

The property features two ponds, one of which was built in the mid 1990s and has been stocked with fish from Hartley's fish farm. Registration deadline
Each bidder will require approval to place bids in this auction. Bidders unknown to us will require telephone confirmation before approval to bid is granted. Bidding

Extension time
Any bid placed within five minutes of the closing of bidding will extend the bidding. Bidding will then conclude only once five minutes have elapsed without a bid being received.

 

Buyer's premium
A 3% buyers premium will be assessed on the winning bid to establish the sales price for the property. For example, if the winning bid is $1000 per acre, the contract price will be $1030 per acre.

 

Possession

Possession will be at closing, subject to tenants rights. There is a written lease with the long-time tenants that runs until April 1, 2024, on the pasture.

 

Terms
10% down as earnest money will be due at the conclusion of the auction. The balance is due at closing on February 29, 2024, with Slamal and Swayden, Inc.

 

The property is selling in “as is” condition and is accepted by the buyer without any expressed or implied warranties. It is the buyer's responsibility to have any and all inspections completed prior to bidding. The buyer and seller shall split equally in the cost of title insurance and the closing fee. Bidding is not contingent upon financing. Financing, if necessary, needs to be arranged and approved prior to the auction.
